My email
has not been working since the first of the month.
We discovered the problems a bit at a time and are
still figuring out a lot of the solutions.
One of the problems came up when I thought the June
1st e-newsletter had gone out. That is when I
realized part of the email plague! The same holds
true for the June 15th e-newsletter. So, if you’re
wondering if you missed an issue, you sure did. This
abbreviated e-newsletter for June that replaces
separate issues of Advice for the Impatient
Investor and Zick Home Loans & Realvest
Funding Mortgage Report is intended to fill in
for now. Next month, we’ll be back on schedule.

Ladder -- Check out this new show on the Learning
Channel
Check your local
listings for a new show Property Ladder which is a
new series from The Learning Channel (TLC) that
combines the excitement of buying and renovating a
property with the stress of staying within a set
budget and deadline. Each week, we'll follow an
amateur property developer as he or she buys,
renovates, decorates and re-sells their property —
their main goal being to make the maximum profit
from the property as a consequence of the work
they've done — or not done — to it. Timing is
everything, and waiting too long to sell in the
chosen market can make or break the sale.
The first episode
first aired in early June and was titled
Father-Son Flip Fiasco and is described as
follows:
"Anthony bought a townhouse in Santa Monica for
$588,000. This is Anthony's first flip, and he is
concerned about how he can make the biggest profit
with his limited budget and rehabbing skills."
The second episode
is titled Beach Babe Rehab Bungle and is
described as follows:
"Ashley just closed on
her first property, a condo in Long Beach,
California, for $253,000. With a $10,000 renovation
budget, she plans on reselling the property for
$300,000 in two months. On her meager budget, she'll
be counting on friends for help."
The world of real
estate investing can be a fast track to riches.
Buying an inexpensive house that needs work then
fixing it up and "flipping" it for big bucks is a
money making machine… It's fun and easy to do,
Right???

Property Ladder will take us on a journey of
real estate renovation. Construction, painting and
landscaping, whatever it takes to add value to an
ugly duckling house hoping to create a beautiful
swan with character, style and the all important
"curb appeal."
The novice real estate investors rehabbing these old
houses will demonstrate how - with a few strategic
design decisions, a little elbow grease, some
laughter, tears, and even a sleepless night or two -
anyone can do this, and maybe even have fun and make
some money too. Each episode will conclude with an
open house showing off the amazing transformation,
all leading up to, hopefully, selling the house for
a whopping profit.
Hosting the show is Kirsten Kemp, an actress, real
estate agent and seasoned property investor and
experienced "flipper." Her experience is used to
help guide the re-modelers and keep them focused on
the goal - creating a house that lots of people want
to buy. They re-do floors, re-furbish cabinets and
re-model kitchens. They'll add bathrooms, bedrooms
and walls. They'll build decks, change yards and do
everything that can add value to a house…
Sounds like fun!

STATEMENT ABOUT ALL FUND MORTGAGE/FREEDOM EQUITY
GROUP PARTICIPATION
Cost
The cost of the training is $1995. You can pay it
all at once. However, I believe in our program and
know if you work our program you will make lots of
money. So here is the deal. I’ll bet two-thirds of
that on your success…
- If you are signed up under us, you can attend for
$695 up front and we will take $500 out of each of
your first three loans to complete the follow up
training.
- If you are not signed up under us, but under
someone else, you can pay $1995 at registration and
attend the event.
- If you are not signed up at all, you must pay
$1995 to attend, up front.
So the bottom line is, get signed up under us for
the installment program.
By the way, all sponsors that I know of with Freedom
Equity Group / All Fund charge something out of the
first three loans to pay for training. So if you
think that you are better off signing up for someone
that does not offer training, you most likely will
still get charged out of the first three loans.
Several of the sponsors I know take ALL the
commission you make on your first three loans. If I
was signed up with that sponsor, I would do three
very small loans at first and “sand bag” any bigger
loans for the next group! This way, you can make as
much as you want on the first three loans and you
only have to pay out the first $500!
Our hope is that you will catch fire in this
business and by the time you do the first three
loans you have made all your educational investment
back. So, bottom line, if you work the program there
is no cost; it pays!
