I think we all need to find our purpose and meaning
in our work. Here are three suggestions:
1. Find a home. It is important to find the
environment that unleashes your talents and
recognizes your contribution, the right organization
in which to Bloom. (ha!)
2. Align work with passion. Every job has its share
of boring tasks. Those tasks don't have to put out
the flame that burns inside us; it is our
responsibility to fan them. We must take a leap of
faith to pursue our passion.
3. Trust. We all struggle to find the right balance
between earning a living and serving a purpose. The
tension is necessary and normal because it helps
shape the journey. Remember, don't let the obstacles
stop your journey. What would you do if you knew you
couldn't fail? Just talk to lots of people, be real
nice and give good service. Your talents and skills
will develop. We are proud to have you on this
winning team. Thank you for your business.
Ron Bloomingkemper is chairman of
USA Holding Corp. which owns three companies. One
has 1,000 registered reps under contract for
securities and the second has 45,000 licensed
insurance agents under contract. The third is
Freedom Equity Group, headquartered in San Jose,
which has 2,000 reps under contract. Ron lives on
the water near Houston. All companies have a
combined payout of about $60,000,000 in
commissions/yr with total payroll of $1,873,000. His
group recruits 300-500 new reps. each month for all
three companies and hopes to reach 5,000 per month. |

How to Make
Money on the Underside of Real Estate… Mortgages
I have
discovered a new source of business. When I told
people I was an investor, they kept their deals to
themselves. When I told them I was a licensed real
estate broker, they asked for free advice but kept
their deals to themselves.
Now that I tell
people I am a Real Estate Investment Banker who
does mortgage and syndications, everyone comes to
me with their deals and asks me to get them the
money.
We do fund
deals, in fact we are about to fund a $2,000,000
apartment loan. And sometimes I go in on some of
the deals, from houses to larger income
properties.
The point is
that being a loan originator is a super fit with
the investing business.
Here are some
reasons why:
1.
Just learning what you need to learn teaches you
so much about real estate investing. For instance,
the list of allowable down payments is long. It
includes a note secured by another property you
own but it does not include a line of credit. A
line of credit is considered borrowing the down
payment but a note secured by real equity is
considered a withdrawal of equity. Interesting,
huh?
2.
If
you are selling houses on lease options, you can
help your tenants get loans.
3.
By
specializing in investor loans, you will broaden
your contact with successful investors. (The
normal loan business is already dropping off
slightly, but investors always borrow money, high
rates or not.)
4.
It
gives you a second source of income, one that
could be quite substantial. We work with Freedom
Equity Group, who is mentioned above, who paid out
$60,000,000 in commission last year, much of that
for loans fees earned.
5.
Our system allows you to specialize in loan
placements or allows you to specialize in hiring
and building a team of people who will place loans
and you get an over ride. (Part of the reason we
are looking for trainers is to build our business
in the second way, building a team.)
6.
Maybe most importantly, we have started building a
system of training you not only on the mortgage
application process but on how to build a mortgage
business. We plan to stick with you. I personally
have taken several days of training (and one more
this month just to get right what we will be
teaching. I am investing my time to help you do it
quicker and easier.)
7.
Lastly, we are working with a group that WANTS
investor business, one that does modular homes,
and apartments and is trying to learn our needs.
That is great!

Now the good
news. Early adaptors get in on the ground floor
and with less cost and more opportunities.

someone that does not need a lot of hand holding
to get started in something… someone that can fill
out forms on the internet (which you will be doing
soon since all loan applications are filled out by
our clients on the internet – which is another
